This gate had been scraping the concrete for months. The bottom hinge weld had cracked clean through, so the entire gate was hanging on the top hinge and the latch. We ground out the old weld, re-set the gate square to the post, and laid a full penetration weld on both sides of the hinge. Then we photographed the new weld and left the customer a written record of exactly what was done.
Sliding Gate Motor That Quit After a Power Surge
The gate wasn’t moving and the customer assumed the motor itself was burned out. The actual failure was the control board, a LiftMaster model that took a spike during a brownout. We replaced the board, added a surge protector so the next outage doesn’t cost another repair, and set the travel limits from scratch. The motor was fine, and the customer paid for a board, not a motor.
Photo-Eye Misalignment Causing a Gate to Reverse Mid-Cycle
A photo-eye, the infrared beam that stops the gate if something crosses the path, had shifted after a truck clipped the post. The gate would start closing, lose the beam, and reverse back open every single time. We re-aligned both sensors, re-tightened the brackets, and tested the beam five times with a person walking through the path. Then we photographed the new alignment and logged the adjustment in the job record.
Wood Gate Rotted at the Frame, Rebuilt With Steel Reinforcement
Wood gates in Santa Ana take a beating from the marine air and the sun. This one had a bottom rail so far gone you could push a screwdriver through it. We pulled the gate off its hinges, rebuilt the frame with pressure-treated lumber, and added steel corner brackets so the next decade doesn’t repeat the sag. The customer got a photo log of the rotted wood before it went into the truck.
Access Control Keypad Failing Intermittently at a Small Commercial Lot
A small commercial lot in Santa Ana called because their keypad worked maybe half the time. Water had gotten past a cracked housing and was shorting the board. We replaced the keypad with a weatherproof unit, re-ran the low-voltage wiring, and re-programmed the existing codes. The gate now cycles end to end without a hitch, and the replacement cable is photographed and documented in the file.
